Abu Dhabi-based Modon Holding, the master developer of Egypt’s flagship Ras El-Hekma project, has partnered with Greek luxury hospitality brand Nammos Hotels & Resorts to launch Nammos Ras El-Hekma, a mixed-use luxury resort and branded residential development within the Wadi Yemm precinct. The launch represents the latest milestone in the $35 billion UAE-backed Ras El-Hekma investment agreement signed in 2024, Egypt’s largest foreign direct investment (FDI) deal to date. The agreement is widely regarded as having helped strengthen Egypt’s foreign exchange position and restore investor confidence as part of the country’s broader economic reform programme.
Nammos Ras El-Hekma will comprise 72 branded residences, ranging from one- to four-bedroom apartments and a penthouse, alongside a 79-key luxury resort offering five categories of accommodation, from junior suites to presidential and celebration suites. The development will also feature Nammos Village, incorporating retail outlets, wellness and fitness facilities, spa services, swimming pools, children’s amenities and direct access to the brand’s signature beach club and hospitality experiences.
The announcement follows a succession of hospitality and residential investments across Egypt’s North Coast over the past year, reflecting sustained Gulf-backed capital inflows into large-scale tourism and mixed-use developments. As global luxury hospitality operators expand their presence in Ras El-Hekma, the project is increasingly establishing itself as a focal point for premium tourism, branded residences and long-term real estate investment on Egypt’s Mediterranean coastline. The latest development also comes as Egypt continues to attract Gulf investment into tourism, infrastructure, logistics and real estate following wide-ranging economic reforms and the implementation of an IMF-supported stabilisation programme.
Nammos Ras El-Hekma forms part of the wider Ras El-Hekma masterplan, which spans 170.8 million square metres across 44 kilometres of Mediterranean coastline. According to official projections, the integrated coastal city is expected to attract $110 billion in cumulative investment by 2045, contribute approximately $25 billion annually to Egypt’s GDP, and create around 750,000 jobs, positioning it among the region’s largest integrated tourism and mixed-use urban developments.
The project also builds on Modon’s broader hospitality strategy for Ras El-Hekma. Earlier this year, Modon partnered with Montage Hotels & Resorts to develop an ultra-luxury beachfront resort, while Hassan Allam Construction was appointed to execute the project. Wadi Yemm has become the first of the masterplan’s 17 planned precincts to enter the construction phase, highlighting the accelerating pace of implementation across the coastal development.
Supporting infrastructure planned for Ras El-Hekma includes a new international airport, high-speed rail links, highways, marinas and a cruise terminal designed to support year-round tourism, residential communities and commercial activity. Egyptian Prime Minister Mostafa Madbouly has recently reaffirmed that construction is progressing according to schedule following coordination meetings with Egyptian and Emirati officials overseeing implementation of the project.
With construction gathering pace and successive global luxury hospitality brands committing to the destination, Ras El-Hekma is increasingly establishing itself as the centrepiece of Egypt’s strategy to attract long-term foreign investment while transforming the North Coast into a year-round tourism, business and investment hub. The latest Nammos development further reinforces international confidence in Egypt’s luxury real estate sector and the long-term potential of one of the Mediterranean’s largest integrated tourism and investment developments.
