Egypt Offers 400 Factory Units as Investment Costs Come into Focus

Must read

Published property prices highlight the investment required as Egypt offers ready-built factories to entrepreneurs and manufacturers, with financing and job creation emerging as key tests.

CAIRO, Egypt is offering 400 ready-built industrial units across 10 governorates, giving entrepreneurs and established investors an opportunity to enter manufacturing without constructing factories from scratch, although substantial startup costs remain.

The Industrial Development Authority (IDA) announced the offering on October 14, covering 11 industrial complexes. Applications opened on October 15 and close on October 29 through the Egypt Industrial Digital Platform.

What Will Investors Pay?

At the Hu industrial complex in Qena, a 216-square-metre unit priced at EGP 9,565 per square metre would cost approximately EGP 2.07 million, according to Egyptian business publication Egyin.

At Al-Genena and Al-Shebbak in Aswan, a 90-square-metre unit at EGP 13,920 per square metre would cost approximately EGP 1.25 million.

Both figures are calculated from published prices rather than independently verified contracts. They exclude machinery, working capital and additional charges, while final purchase terms require confirmation against official offering documents.

Ownership and leasing options are available at both complexes, potentially allowing investors to preserve capital for production rather than property acquisition.

From Investment to Production

For young entrepreneurs, ready-built premises could reduce construction delays and make formal manufacturing more accessible. Established companies may also benefit from new local suppliers of components, packaging and industrial inputs.

The IDA has outlined potential bank financing and support from the Micro, Small and Medium Enterprise Development Agency, subject to eligibility and approval.

However, an earlier offering illustrates the distinction between investor interest and approved allocations. In May 2026, the authority received 303 applications and approved 88 units for 75 investors.

The latest offering also includes units reclaimed from investors who failed to develop previously allocated facilities, underscoring the importance of securing customers and maintaining viable operations.

The economic payoff will depend on how many of the 400 units become operating factories, generate sustainable jobs and supply Egyptian businesses—not simply how quickly the properties are allocated.
